Mixed-use Twin Duplex Development

4-bedroom Semi-detached (Twin) Duplexes with gatehouse.

This project involved the construction of twin semi-detached 4-bedroom duplexes in Abuja, purpose-designed for mixed residential and business use. The brief required Klatt to combine the comfort and privacy of a premium residence with functional spaces capable of supporting day-to-day business operations—all within one cohesive development.

Execution in Abuja presented a different set of challenges from a major construction market such as Lagos, particularly in the availability of specialised artisans, materials and dependable supply chains. Klatt managed procurement directly, identifying suitable suppliers, comparing material quality and pricing, coordinating deliveries and sourcing outside the immediate market where necessary. This ensured that material limitations did not dictate the quality of the finished building.

Artisan management was equally critical. Different trades were carefully scheduled, supervised and held to defined workmanship standards, with completed stages inspected before subsequent work proceeded. From structural works and roofing through MEP installations, plastering, ceilings, flooring and finishing, the project required continuous coordination to control quality, cost and timelines. Despite the logistical challenges, Klatt delivered according to plan and ultimately above the client's expectations.

Security was designed into the property from the outset rather than added as an afterthought. The development is fully perimeter-secured, with integrated surveillance and access-control provisions, reinforced security measures, and a dedicated control and panic room for use during emergencies. The completed project demonstrates the Klatt approach: adapting to local construction realities while maintaining uncompromising standards in engineering, security, functionality and execution.

This experience inspired her passion for creating systems that prioritise transparency, communication, and professional oversight.

At Klatt, she leads business strategy, client relationships and international partnerships while overseeing the company’s Diaspora Project Monitoring programme, helping Nigerians around the world build with confidence, clarity, and peace of mind.
